Gwelo Projects

Since 1975 Gwelo has built major projects right across the Darwin CBD, outlying suburban residential areas and recently reaching to the rural area. These projects have involved two 30-storey towers in the CBD with multi-purpose uses including hotel, hospitality, retail and residential elements. The last tower built in Darwin was the Oaks Soho Apartments using the latest modular building techniques. At Cullen bay a number of multi-storey high rise apartment complexes were completed when this area of Darwin was developed and are now a major part of this exclusive coastal precinct. At Frances Bay between 2000 – 2010 a complete housing estate was constructed, including infill of the harbour and construction of a complex sea wall. The apartments in this area command excellent views and are highly sought after. Gwelo’s projects have included commercial, industrial, retail and residential. In most cases Gwelo has acquired the land bank and then with visionary timing has done both the planning and construction elements and followed with property management. The first industrial project was in 1985 when the Winnellie ‘Wingate’ construction was completed. Our first commercial and retail development was commenced in late 1980’s with the Cascom Centre office buildings and shops in the Casuarina area. Our first CBD High-rise multi-purpose projects and major commercial and residential properties commenced in 2006 and have helped transform this part of Darwin. In 2015 we started our first major shopping centre in the high growth area of Coolalinga to the south of Darwin. Completed in 2017 and anchored by Coles and K-Mart, this complex is managed to this day by Gwelo and is evolving into an exciting community hub with tremendous potential for future growth.

Building Techniques – Going GREEN

Gwelo Developments has always been at the forefront of new innovations and technologies and is also at the forefront of moves towards environmental sustainability. Gwelo Developments is proud of the company’s GREEN approach to building programs. The company’s projects stand out in the marketplace due to the environmental initiatives. An outstanding example is the innovative Jacana House commercial building on Wood Street in Darwin’s Central Business District and  (as pictured on the right) the seven level Conoco office building also on Wood Street.  Jacana House has achieved a 5½ Star NABERS Rating. NABERS (National Australian Built Environment Rating System) is a national initiative managed by the New South Wales Office of Environment and Heritage. It is a performance-based rating system for existing buildings. NABERS rates up to a recently introduced 6-star level on the basis of measured operational impacts on the environment in categories such as energy, water, waste and indoor environment. The rating system for office premises is based on actual data relating to the performance of that premises over a twelve month period. As the NABERS website notes: “Property investment analyst IPD has launched its green property index, which provides evidence that Green Star and NABERS-rated buildings outperform non-rated buildings on a financial basis by a significant margin, especially at the upper end of ratings performance.” Jacana House has been awarded a 5 Star Green Star – Office Design v2 certified rating from the Green Building Council of Australia which represents “Best Practice” in environmentally sustainable design and is applying for 5 Star Green Star – Office As Built v2 certified rating from the Green Building Council of Australia which represents “Australian Excellence” in environmentally sustainable design. Launched in 2002, the Green Building Council Australia is a national, not-for-profit organisation that is committed to developing a sustainable property industry for Australia by encouraging the adoption of green building practices. It is uniquely supported by both industry and governments across the country. The Green Star rating system is a comprehensive, national, voluntary environmental rating system that evaluates the environmental design and construction of buildings including offices, retail centres, industrial facilities and multi unit residential properties.
